Our team recently completed a full roof replacement project on a commercial mid-rise condominium in Longboat Key, FL. The original concrete tile roof system had sustained extensive damages from prior hurricanes and ultimately reached the end of its serviceable life to maintain reliable protection against the area’s challenging coastal environment.
Given the area’s exposure to strong winds and tropical storms, the HOA selected the Brava Synthetic Tile Roof System to provide unmatched protection in a high-wind environment, while simultaneously enhancing aesthetic appeal. Brava tiles are Miami Dade approved, Class 4 impact rated, Class A fire rated, and tested to withstand wind speeds of up to 211 MPH with high wind/screw installation.
One of the most critical aspects of this installation was the combination of metal and secondary flexible flashing components with the Brava tile system. Unlike standard installations, this project required custom fabrication and installation of metal flashings components. Our skilled craftsman at RoofSmith seamlessly managed and integrated the flashing details with the Brava system to provide a significant upgrade in storm resilience and long-term performance.
Project Highlights:
- Brava Synthetic Spanish Barrel Tile Roof
- Sika RoofPro Liquid Applied Roof System
- Polyglass 2-Ply Underlayment (MTS & TU Plus)
- .040 Aluminum Kynar500 Painted Custom Flashings
